[movie where a homeless man moves into a house when owner leaves each year]

I'm trying to remember a movie from '30's or 40's where each year at around the same time a wealthy owner goes on vacation for a few months and a homeless guy moves in for those few months..saw it many,many years ago but cannot remember the name of the movie.
